THE PROBLEM

 Our clients were interested in purchasing a new build. However, the home builder would not allow them to purchase a new home contingent upon the sale of their existing home and moving into a rental in the meantime was not going to be the best option for everyone in their household.

With so much uncertainty in the marketplace, they could not be without a home and needed to be able to establish a realistic timeline to purchase a new home, sell their current one, and not have to move twice, or have two mortgages. 

The construction delays on the new build were going to make forming a timeline for all of this really tough but our team was motivated to craft a flexible timeline and create a winning scenario for this family. 

 THE STRATEGY

Our first move was to build a creative financing strategy that allowed them to still qualify for the purchase of the new build without selling their current home. Even though selling the current home was always a part of the plan. 

We helped them to prepare for the sale in a way that showed well but still allowed the multiple family members to live comfortably for the next several months as they awaited their new construction. We first began preparing in November, and the new home was not anticipated to be done until approximately April.

From there, we created a flexible listing launch plan and continued to check in with the home builder’s schedule to see when we could list their current home for sale. 

We priced the home in a way that would net our sellers the most amount of money AND get the flexible terms they need, created beautiful marketing that hadn't really been showcased yet in their specific community, and leveraged our database to create additional demand for the home.

THE WIN

With all of that in play we went under contract with an offer that fit all their requirements! 

As you can imagine, the majority of the time leading up to accepting an offer, our clients were so nervous. Once we emailed them to let them know it was under contract their reply was a true gift to the team:

“We wouldn’t have done this any other way! We are absolutely happy how the process was and how understanding and amazing the whole team is! Thank you and we will always be grateful!”

They ended up being able to sell their home for over asking price (the highest yet in the neighborhood for their model) AND secured a rent back agreement for 2 months while they waited for their brand new home to finish being built. 

We are thrilled for them as they get settled into their new home!
