What Does $1 Million Actually Buy in Roseville Right Now?

Seven active Roseville listings, from a $900,000 five-bedroom with a pool to a $1,299,000 gated home with a solar-heated one. Here is what each price actually gets you.

7active Roseville listings
$900K–$1.299Mprice range

4 of 7have no HOA

A million dollars sounds like one number, but in Roseville right now it buys very different homes. One house gives you 4,367 square feet. Another gives you nearly half an acre. A third is a single-story home inside a gate, with heated floors in the primary bath.

We went through the newest active listings priced around $1 million and picked the seven that were worth a closer look. We pulled every number below from the listing page itself, as of October 14, 2026. Where a listing page disagrees with itself, such as the bath count, we used the number in the written description.

Across these seven, the price per square foot runs from about $246 to about $423, and the lots run from 0.172 to 0.479 of an acre. The right house depends on what you are willing to give up.

At $1 million in Roseville, you are choosing what to give up: square footage, lot size, age, or the HOA.

The Seven

Sorted by price, highest to lowest.

01 · The One Behind the Gate With the Solar-Heated Pool
360 Allenwood Ct, Roseville, CA

360 Allenwood Ct, Roseville

Gated community · Eureka Union elementary and middle

$1,299,000

4 bd · 3.5 ba · 3,940 sf · 0.375 ac · Built 2001 · HOA $160/mo

Start with the setting: a gated community, a 0.375-acre lot, and an in-ground pool with solar heat plus a spa. The listing also mentions mature fruit trees in the yard.

Inside, the main floor has an open plan with a large kitchen and family room, a den and a half bath. Upstairs are four bedrooms and three full baths, and the primary suite has its own private balcony. The kitchen has a brand-new double oven and microwaves, and the three-car garage is tandem. The trade-off is the price: at $1,299,000 this is the top of the list and $299,000 past the headline number, plus a $160 monthly HOA.

02 · The One With Heated Floors and an Outdoor Fireplace
1808 Swallow Ridge Way, Roseville, CA

1808 Swallow Ridge Way, Roseville

Tiburon · Gated · Single-story

$1,200,000

4 bd · 2.5 ba · 2,838 sf · 0.262 ac · Built 2003 · HOA $101/mo

This is the only single-story home on the list inside a gated community. The backyard has an outdoor fireplace and a built-in gas BBQ, with fruit trees and walking trails nearby.

The listing calls it semi-custom, and the details back that up: Canac cabinetry, a central vacuum, and heated floors in the entry and the primary bath. There is a three-car attached garage. The trade-off is that there is no pool, and at $1,200,000 it sits $200,000 above the headline number with a $101 monthly HOA.

03 · The One With No HOA and a $25,000 Seller Credit
417 Hovey Ct, Roseville, CA

417 Hovey Ct, Roseville

Single-story · Semi-custom · Near Kaseberg Park

$1,099,000

4 bd · 3.5 ba · 2,634 sf · 0.280 ac · No HOA

A semi-custom single-story home with vaulted ceilings and an open floor plan on 0.280 of an acre. The listing points to custom craftsmanship, and it is close to Kaseberg Park and Roseville schools.

The garage is a three-car tandem with RV access, and there is no HOA. The seller is also offering $25,000 toward a rate buydown, which is a clear sign they want a deal. The trade-off is that there is no pool, so the backyard is a blank canvas.

04 · The One With Nearly Half an Acre
3155 Willow Bridge Ct, Roseville, CA

3155 Willow Bridge Ct, Roseville

Willow Park · Dry Creek Joint elementary and middle

$1,099,000

5 bd · 4 ba · 3,946 sf · 0.479 ac · Built 2009 · HOA $140/mo

At 0.479 of an acre, this is the biggest lot on the list by a wide margin. It holds a pool and spa combination with gas heat, and the listing describes nearly half an acre of private outdoor space.

The practical upgrades are what stand out: owned solar, a new HVAC system, a tankless water heater, updated pool equipment, a 240V RV hookup and 50-amp EV charging. The four-car garage is listed as 24-plus feet deep. The remarks also mention special financing. The trade-off is a $140 monthly HOA.

05 · The One With the Four-Car Garage and 4,367 Square Feet
101 Liphan Ct, Roseville, CA

101 Liphan Ct, Roseville

Westpark · Corner lot

$1,075,000

5 bd · 4.5 ba · 4,367 sf · 0.233 ac · Built 2008 · No HOA

This is the largest home on the list, and the most space per dollar: 4,367 square feet for $1,075,000, or about $246 per square foot. It has five bedrooms, a bonus room and a downstairs bedroom suite, with no HOA.

The garage is a four-car tandem, and the solar is owned. It is on a corner lot in Westpark. The trade-offs: there is no pool, and the lot is 0.233 of an acre, so the space is inside the house rather than in the yard.

It is the newest home on the list (built 2019) and the only one priced under $1 million with a gunite pool and spa. The listing describes a covered patio and an open-air terrace, with plantation shutters and high ceilings inside.

There is a bedroom on the main floor, a loft upstairs, a primary suite with a soaking tub, and a tandem three-car garage. A gated side yard has room for a boat or RV. The trade-off is the lot: at 7,492 square feet it is the smallest on the list.

West Roseville · Built 2016

$900,000

5 bd · 3 ba · 3,413 sf · 0.209 ac · Built 2016 · No HOA

A custom pantry of about 180 square feet is the detail you will not find on the other six. Outside, the lot is larger than typical for the area, with side yards on both sides of the house, a pool, a covered patio and a fire pit area.

The kitchen has stone countertops, a large island and double ovens. There is a downstairs bedroom and full bath, a loft, and an oversized primary suite. The trade-off is a two-car garage, the smallest garage on the list. At $900,000 it is the lowest price here, which is $99,000 under the headline number and still includes a pool.

What I Notice Looking at These Seven

The price is a range, not a number. The same $1 million budget lands you anywhere from $900,000 to $1,299,000 here, and the $1,299,000 home still has a monthly HOA and a lot under 0.4 of an acre.

Square footage is the clearest trade. 101 Liphan Ct has 1,733 more square feet than 417 Hovey Ct and costs $24,000 less. Hovey gives you a single-story layout, a bigger lot and a $25,000 seller credit. Which of those matters more is a personal call.

Check the monthly costs, not just the price. Three of these homes carry an HOA of $101, $140 or $160 a month. Four have none. Ask each listing agent for the current fee and what it covers before you decide.
