The Best Homes on Big Lots in Roseville Right Now

A year-round stream at the end of a Diamond Oaks cul-de-sac. Two point two acres with a 30-by-40 shop and its own well. A brand-new farmhouse on more than half an acre with 87 feet of yard behind it. Seven active listings where the land is the point.

Most of what's been built in Roseville over the last twenty-five years sits on five to seven thousand square feet. Every home below sits on at least eleven thousand, three of them on more than twenty-three thousand, and one on ninety-six thousand. You can renovate a kitchen in a summer. Nobody has ever added a quarter acre to a lot.

We pulled every active single-family listing in Roseville over a quarter acre and then asked a harder question than "how big": what is the lot actually doing? A creek. A vineyard-scale side yard on a new build. A shop and a tractor shed. A koi pond. Golf on two sides. That's the group we ended up with.

Here's the honest surprise: only one of the seven has a pool. That's not us being contrarian — it's what a quarter-acre-plus search in Roseville returns right now. Six of these owners spent the land on something else, or left it open for the next person. If the pool is non-negotiable, you're looking at Tiny Lane, or at the four lots that are explicitly sized to add one.

Two have no HOA. Two back onto golf. One is on well and septic. One is brand new and has never been lived in. One is in a 55+ community, which we normally skip — we made an exception, and the card explains why. Prices run from $725,000 to $1,585,559.

You can renovate almost anything about a house. You cannot renovate the size of the lot.

Anthem built it as a single-story Napa-farmhouse on a 230-by-147-foot corner parcel — the listing gives the number that matters: 87 feet from the back of the house to the back of the lot. That's not a side yard. That's a pool, a pool house, a lawn, and a garden, none of which exist yet.

Inside is what you'd expect at $424 a foot and what you rarely get in Roseville: a cathedral great room with a floor-to-ceiling stone linear fireplace, Thermador throughout, a wine cooler, a butler's pantry, a wet bar, quartz, and a zero-threshold walk-in shower. Heat pump, solar, EV charging in the three-car garage. Fourteen photos on the MLS — see it in person before you decide anything, because the yard is the reason to buy and the yard is currently dirt with a covered patio.

The one on this list that's really a location play. Hillsborough is a small gated pocket on the east edge of Roseville, and this house is close enough to walk to Granite Bay High while paying Roseville Electric rates. Eureka Union for elementary and middle. For a family with kids in the pipeline, that combination is the whole argument, and the quarter acre is the bonus.

The yard is private and pool-sized with an oversized built-in spa and enough patio to host without moving furniture — but no pool yet, so budget for it. Inside, a remodeled kitchen with a Wolf range, hardwood floors, and a mostly single-story plan: everything you live in is on the first floor, with one flex room and a bath upstairs for whoever needs a door to close. Whole-house fan, three-car garage. Listed in the last few days.

Ninety-six thousand square feet. That's roughly sixteen typical Roseville lots on one deed, inside city limits, with Dry Creek schools. It's the only property in this group where "room for everything" is literally true, and it's on a gravel road with a restricted-use stretch, so drive it before you fall in love.

We don't usually feature age-restricted communities in this series, and this one is here for exactly one reason: you are not supposed to be able to buy an 11,259-square-foot lot in a Lennar 55+ development. These communities are engineered for small, low-maintenance parcels. This is the oversized exception on the block, and it's the least expensive home on the list by a wide margin.

The house is a 2024 single-story with a great-room plan, quartz, an expansive island, a primary suite with its own door to the backyard, and a three-car garage — rare in itself at this price point. The lot is front-landscaped and back-open, with an expanded patio and nothing else, which is the point: a quarter acre you get to design, inside a gate, with two clubhouses, two pools, tennis and pickleball you don't have to maintain. One occupant must be 55 or older. If that's you, or your parents, this is the anomaly worth a drive.

I've walked a lot of "big lot" listings that turned out to be a normal house with a long, useless strip of side yard. That's not what these are. Every one of the seven has either spent its land on something — a shop, a creek, a koi pond, a golf-course view — or left a very specific amount of it open on purpose. That's the test I'd apply to anything else you look at in this category.

First, no pool is a discount you can see. Six of these seven don't have one, and four of them say "pool-sized" or "room for one" in the listing. A pool and hardscape runs six figures, but you'd be building exactly what you want on ground that already accommodates it, at a price that reflects the work not being done. That's often better than paying a premium for someone else's pool shape.

Second, the HOA question cuts both ways here. Tiny Lane and Katherine Place have none, which sounds great until you want a neighbor to fix their fence. The gated lots run $120 to $325 a month, and in exchange you get a gate, and in three cases a golf course or a clubhouse. Decide which problem you'd rather have before you tour.

Third, read the ground, not just the acreage. Two point two acres on well and septic in a 1983 house is a completely different ownership experience than a brand-new half acre on city services behind a gate, and both of those are different again from a quarter acre in a 55+ community. All three are on this list. They are not for the same person, and the price per square foot won't tell you which one you are.

If you want new, and a yard you design from zero

If you want no HOA and a lot with character

2021 Katherine Pl. Half an acre, fairway views, a stream, and a fully rebuilt interior. Room for an ADU. No pool.

If you're buying for two generations

10095 Rio Moon Dr. Single story, attached guest suite with its own entrance, and a garden yard on a corner lot.

If schools are the deciding factor

1082 Thornhill Dr. Walk to Granite Bay High, Eureka Union below it, Roseville Electric rates. Quarter acre with a spa, pool-sized and pool-less.

If you want golf, single story, and a motivated seller

9315 Pinehurst Dr. Backs to the 14th hole, two islands in the kitchen, open house this weekend, seller relocating.

If you or your parents are 55+ and want land inside a gate

5090 Royal Lily Ave. A quarter acre in a community built for 5,000-square-foot lots, at $725,000, two years old. The anomaly.
