Pizza ovens and tandoor grills. A private lake. A basketball court built by a former NBA player. Eight Roseville homes currently for sale where the backyard is the entire point.
Here is the thing nobody tells you about buying a house in a place like Roseville: you can always add a bedroom. You can gut a kitchen, blow out a wall, replace every floor in the house. What you cannot do is make the lot bigger.
Which is why the backyard has quietly become one of the most competitive features in this market. New construction has trended toward more square footage on less dirt — bigger house, smaller yard, and a fence you can touch from the patio. So when a home comes up with real outdoor space, and somebody has actually done something with it, the photos travel.
We went looking for the ones worth traveling for. Not "has a pool" — plenty of homes have a pool. We wanted backyards with an idea behind them. A reason someone spent the money. The eight below are all currently active, all in Roseville's 95747, and every single one sits on a quarter acre or more.
You can renovate almost anything about a house. You cannot renovate the size of the lot.

The detail that stops people: there's a full professional basketball court back there, installed by a former NBA player. The listing notes it could be converted to an ADU or guest house — but honestly, leave it.

What I'd Actually Tell You
I've walked a lot of backyards in this town, and there's a pattern worth knowing before you fall in love with one from a photo.
Borrowed space beats owned space. A quarter-acre backing to greenbelt or a fairway feels bigger than a third of an acre boxed in by two-story neighbors. Calabria and Arden Villa are both smaller on paper than Eagle Springs — and both feel larger standing in them.
Ask what the yard costs to run. A nine-foot saltwater pool, solar heat, misting systems, and an acre of landscape all carry a monthly number. Some of these homes have paid-off solar working in their favor. Others don't. That's a real conversation, not a detail.
Shade is the whole thing here. We hit triple digits every summer. The yards on this list that will actually get used in July are the ones with covered structures — Ice House's covered fireplace, Tuscan Grove's misted gazebo, Arden Villa's covered kitchen. A beautiful uncovered patio in Roseville is a nine-month patio.
The Short Version
If you want the view
Waterstone for the lake, Saint Julien for the golf course. Nothing else in Roseville is competing at that level right now.
If you actually cook outside
Tuscan Grove, and it isn't close. Pizza oven, two tandoor grills, a dedicated outdoor cooking area, and a separate barbecue gazebo.
If you want space without rules
Ice House Way — 17,000+ square feet, no HOA, room for a pool, a sport court, fruit trees and vegetable beds all at once.
If you have kids and a dog
Mount Tamalpais. It's the one that kept a real lawn alongside the pool, and there's no HOA telling you what to do with it.
Best value on the list
Eagle Springs at $300 a foot — single story, a third of an acre, gated, with a waterfall pool and a sport court.
