Summer's Over. Here's What It Told Us.

July was one of the strongest months I've tracked in Roseville. August pulled back hard. Prices didn't move an inch either way. Let me show you what's underneath those three sentences.

How Summer 2026 Stacked Up

I track Roseville closings every week, and I've been pulling the same monthly numbers since 2007. So when someone asks me "how was the summer?" I don't have to guess. I can put July and August 2026 next to July and August 2025 and read it straight off the sheet.

Here's the short version: we closed 350 homes this summer versus 328 last summer, a 7% gain. Average sale price landed at $701K across the two months, about 1.4% below last year. Price per square foot was identical at $321. Sellers got 99% of their asking price both summers.

That sounds like a steady, slightly-better-than-last-year market. And it was, if you only look at the total. But the two months couldn't have been more different.

July 2026 was a standout. 202 homes closed, up 26% from 160 the July before. That was the spring surge finishing its paperwork. May and June had put 207 and 197 homes into contract, and July is where those became closings. New listings were up 13% too, and even with that extra supply, active inventory stayed 6% below last July.

August 2026 cooled on every flow measure. 148 closings against 168 last August. 187 new listings against 225. And the number I'm watching most: 159 homes went pending, down from 204 last August, a 22% drop. That single month pushed months of inventory from 1.9 to 2.4.

Two things before anyone reads that as a crash. First, I re-pulled the data this week and August closings had already ticked up from 142 to 148 as late-reported sales came in. That's normal, and it's why I don't rush these numbers. Second, fewer new listings means sellers pulled back too. This isn't demand collapsing into a wave of supply. Active inventory at 360 is still below last August's 372.

What I'm Actually Watching

Pendings are the leading indicator, and they dropped 22%

Closings tell you what happened six weeks ago. Pendings tell you what's about to happen. August pendings of 159 are down 22% from last August and down from July's 172, and they point to a softer September for closings. I'm not calling it a trend yet. One month isn't a trend. But I'll know by the first week of October, and I'll tell you.

Prices haven't budged, and that's the real story

Average sold price: $692K this August, $693K last August. Price per square foot: $315 both years. Sellers got 99% of list both years. When volume drops 12% and price stays flat, that means buyers and sellers are still agreeing on value. They're just agreeing less often. Homes are also moving five days faster than last August, which tells me the ones that are priced right still get taken quickly.

The luxury tier is a two-speed market

Every one of August's top ten sales cleared $989K. Seven of them sold in 14 days or less, five at or above asking. The other three sat for 33 to 74 days and closed at 94 to 99% of list after price cuts. Same price range, same month, same city. The difference was where they started on day one.

What This Means for You

If you're selling

The top ten proved it again: homes priced right on day one sold in a week at or above asking, and homes that tested the market sat for a month or two and gave back 5 to 6%. With pendings down 22%, buyers have a little more room to be selective heading into fall. That doesn't mean cutting your price. It means getting it right the first time. Call me before you list and I'll show you exactly where your home lands against what's actually closing.

If you're buying

Inventory is tighter than last year, but the pace has slowed and days on market are creeping up on anything that's not perfectly priced. That's your opening. September and October have historically been two of the better months to negotiate in Roseville, and this year's setup, fewer competing buyers with prices holding steady, looks favorable. If you've been waiting for a window, this might be it.

Watch September pendings with me. If they hold near 160, August was a summer breather. If they slide toward 140, we're looking at a genuinely slower fall. Either way, I'll have the number the first week of October, and you'll see it here before you see it anywhere else.

The average home that closed in August 2026 spent 33 days on market, five days faster than August 2025. Well-priced homes in the top tier sold in 5 to 14 days. Homes that started too high sat for 30 to 60+ days before closing below list.
