Roseville Halloween Guide

The 7 Newest Listings in Roseville’s Best Halloween Neighborhoods

Seven new listings in the Roseville, CA neighborhoods where people actually walk on Halloween night, each one linked to its live listing.

By Geoff Goolsby, The Goolsby Group • Published October 2026 • Listings: MetroList MLS, as of October 26, 2026

If Halloween night made you want to live on one of these streets, here’s what just hit the market. I looked at the newest listings across five of the neighborhoods from my trick-or-treating guide, and narrowed them to seven.

Every home below links straight to its listing page, where you can see all the photos, the details and the current price.

These homes sit in the neighborhoods from my refreshed guide, Top 6 Neighborhoods in Roseville for Trick or Treating. It covers what each neighborhood is like on Halloween night, so read it first if you want the full picture.

How did I pick these seven?

Newest listings first, with real photos and a spread of homes

🆓 Newest listings. Active listings sorted newest first, all on the market about three weeks or less. These are new listings, not new construction.

📷 Well photographed. At least 30 listing photos, so you can really see the home before you visit.

📍 In the right neighborhoods. West Park, Fiddyment Farm, Highland Reserve and Johnson Ranch.

💰 A spread. Different prices, ages and sizes, with no more than two per neighborhood.

This is my filter, not a ranking of the best homes. I haven’t toured these, so treat each one as a starting point for your own look.

What are the pros and cons of shopping new listings?

First in line, but not always the best deal

Potential upsideYou get the first look. New listings give you the most choices, and the most room to negotiate before other buyers weigh in.
Potential upsideYou can compare similar homes. Two each in Fiddyment Farm, Johnson Ranch and West Park make good side-by-sides.
Potential concernA new listing isn’t a new home. These homes are new to the market, not new construction, and a fresh listing says nothing about condition. Tour it and get an inspection before you decide.
Potential concernThis is a snapshot. Homes go pending quickly. Check a listing’s status before you plan a visit.

My Own Thoughts on the Matter

Personal share: When I look at new listings, I try to ignore the price for the first minute and ask a different question: could I picture a regular Tuesday here? The street, the walk to the front door and the neighbors all matter as much as the kitchen.

That’s why I like pairing a listing search with a walk through the neighborhood. It’s the same idea as my Halloween guide, just with a house attached.

The Bigger Picture

A new listing is only as good as the street it sits on.

What should you do if one of these homes catches your eye?

Open the listing and look at every photo.

Each home above links to its live listing page, so you can see the full set of photos and details.

Walk the street.

Visit in the evening if you can. Check lighting, parking and traffic, and see how people use the street.

Ask about condition and updates.

For the older homes especially, ask what’s been replaced or updated, then plan for an inspection.

Get your financing ready.

If a home you love was only listed a few days ago, you may need to move quickly. A call with your lender helps.

The Bottom Line

These seven are a snapshot of the new listings in Roseville’s best Halloween neighborhoods, from a $569,000 home in Fiddyment Farm to a $1,049,900 home in West Park. Different prices, different ages, and different streets.

Click through to the listings, then walk the streets. A home has to work on a regular Tuesday, not just on Halloween.

And if none of these is quite right, tell me what you want. New listings come up every day, and I’ll keep an eye out for you.

Common Questions

Are these homes still available?

They were active when I checked on October 26, 2026. Homes can go pending quickly, so open the listing link to see the current status.

How did you choose these seven?

I looked at the newest active listings in West Park, Fiddyment Farm, Highland Reserve and Johnson Ranch, kept the ones with at least 30 photos, and chose a spread of prices, ages and sizes. It’s a filter, not a ranking.

Can I tour one of these homes?

Yes. Reach out and I’ll set up a showing, or book a Strategy Session first to talk through what you’re looking for.

Why aren’t Mistywood or Historic Sierra Vista on the list?

Those neighborhoods usually only have a few homes for sale at a time, and none matched my filter. Tell me what you want and I’ll watch for one.

Where can I read about the neighborhoods?

My trick-or-treating guide covers the neighborhoods, what makes a street good for walking, and what to look for on Halloween night.

See one you like?

Let’s talk through what you’d be buying, how to compare these homes, and how to move quickly if the right one comes up.
