Homes With RV Access in Roseville: Seven Where the Rig Actually Has Somewhere to Go

A workshop behind a gate, an extra parcel at the end of an alley, and a house you can load from either side — seven current Roseville listings, $625,000 to $944,900, that took RV parking seriously.

"Possible RV access" is the most overused phrase in the Roseville MLS. It shows up on quarter-acre lots, on 6,000-square-foot lots, on halfplexes. What it means is that there is a side yard, and that a buyer with a contractor and a permit might one day widen the gate and pour a pad. That's a sentence about the lot. It is not RV access.

Real RV access is a gate wide enough for the vehicle, a finished surface behind it, and rules that let you use it. In Roseville that last part matters as much as the first two: the newer west-side subdivisions were designed with narrow side yards, and a lot of HOAs either prohibit RV parking outright or limit it to a few days. So the houses that actually work tend to be older, on bigger lots, or in the handful of neighborhoods where the builder left room.

We pulled every active Roseville listing that mentioned RV parking, read the remarks and the parking fields, and kept the ones where the access is built, gated and described — or where the listing was specific enough that we could tell you what to go verify. Six of the seven have no HOA. Four are single-story. Three have pools. One comes with its own extra parcel.

They're sorted by price, high to low. Every number below comes from the listing itself.

"Possible RV access" is a sentence about the lot. A gate and a pad are a sentence about the house.

Custom French Provincial on a quarter-acre corner lot, and the reason it's on this list is the garage orientation. A side-facing three-car means the RV run sits behind the house line instead of parked next to the front door. At 3,831 square feet it's the biggest home here by a wide margin: a sweeping staircase in the entry, two living areas under soaring ceilings, a brick fireplace, and the primary suite downstairs with its own backyard access.

Upstairs holds three bedrooms, one of them ensuite, plus a flex room that works as a fifth bedroom or media room. This is the only east-side (95661) home in the group, and the only one where the MLS field reads "RV Possible" rather than confirmed. The remarks say RV access outright; measure the run yourself before you count on it.

The most RV-serious property on the list. An oversized gated side access leads to a professional workshop, with room behind it for a motorhome, a boat, a trailer and work vehicles — on nearly four-tenths of an acre in a 2023 build. The backyard has a pool, a spa with hydrotherapy jets, a covered patio and a lot of custom concrete. The house itself shows like a model: designer paint, upgraded flooring, open plan.

Two things to know. The home is all-electric with leased solar and a professionally installed EV charger, and the sellers say they run two electric vehicles, the spa and the pool equipment on remarkably low utility bills — ask to see them. And it's already been reduced: the listing advertises a $20,000 price improvement. On a single-story with this much yard, that's a signal.

The trade-off is transparency. The listing is being sold as-is and, as of this writing, shows only two photos — so what you see online is a fraction of what's there. For a 0.28-acre pool home with no HOA in the Woodcreek Oaks area, that's an opportunity for a buyer willing to go look rather than scroll.

It's on Roseville Electric — municipal power, which the listing points out usually runs cheaper than the PG&E territory next door. There's been a $5,000 price reduction. At $625,000 with no HOA, this is the entry point on the list, and the one that proves you don't need a big lot to park a rig properly — you need two gates.
