Sutter Roseville Medical Center sits at 1 Medical Plaza Drive. Kaiser Permanente Roseville Medical Center sits at 1600 Eureka Road. Both are in 95661, Roseville’s east-side ZIP code, and every home on this list shares that ZIP with them.
That matters to more people than you’d think. Nurses and physicians working twelve-hour shifts. Residents on call. Families managing a chronic condition with standing appointments. Parents of a newborn in the NICU. Retirees who’ve decided the next house should be near the doctor, not the golf course. For all of them, the drive is a feature of the house.
It isn’t just us saying it. Three of these seven listings bring up the hospitals in their own descriptions, and one lists its driving directions starting from I-80’s Eureka Road exit, the same one you’d take for Kaiser.
What surprised us is the range. Within one ZIP code you can buy a remodeled 1964 ranch, a gated lock-and-leave, or a five-bedroom pool home, and the price per square foot swings from $315 to $459.
For a nurse on a twelve-hour shift, the best feature isn’t in the house. It’s the drive home.

Inside there’s a full bedroom and full bath downstairs, which matters more than people think when a parent moves in or a knee surgery comes along.
The detail most buyers miss: the school line. The listing places it in Eureka Union for elementary and middle school, with Maidu Regional Park and the Maidu Library nearby, and no Mello-Roos. One trade-off to clear up early: the listing text says both “low HOA” and “no HOA,” while the data shows $153 a year. Get that confirmed in writing before you write an offer.

What I’d Tell a Client
Four of these seven hand you leverage. Grey Owl has already dropped $11K. Russell has dropped $20K. Tilbury is a trust sale offered as-is, and Rochdale’s listing says “motivated sellers” in plain words. When a listing tells you that much, I don’t start at asking price.
Same ZIP code, very different price per foot. You’ll pay $459 a square foot for the 2018 home on the trail and $315 for the five-bedroom with the pool. Newness and a greenbelt cost real money. Decide which one you’re actually paying for before you fall in love with a kitchen.
A gate is a trade, not an upgrade. Rochdale and Poseidon give you a gate and an HOA that handles the grounds, in exchange for lots under 3,100 square feet. Wiskel, Tilbury and Russell have no HOA at all. If you work nights, the gate might be worth it. If you have a dog and a garden, it probably isn’t. — Geoff
