Single-story is the most requested floor plan in Roseville and the hardest one to actually find. The reason is arithmetic. A single-story home needs roughly twice the footprint of a two-story home to deliver the same square footage, so on the 5,400-square-foot lots that West Roseville was platted with, builders can only go so big before the house eats the yard. Anything genuinely large and single-level is either sitting on an older, bigger lot or was built as a semi-custom on land that cost more than the subdivision next door.
That scarcity is why this list looks nothing like a normal Roseville roundup. There is no cluster of near-identical production homes here. Instead you get a 1973 ranch backing onto Diamond Oaks Golf Course, a home behind the Morgan Creek gates with three fireplaces and a pool, a bungalow on more than half an acre that backs to a protected greenbelt reserve, and a gated acre on a private lane where the sellers kept a well just for the landscaping.
A few things they share. Six of the seven have a three-car garage, which is not a coincidence — single-story buyers tend to be people with vehicles, trailers, or a workshop habit. Four of the seven have no HOA at all. And four are carrying a price reduction or a seller credit right now, which in this price band is worth knowing before you write anything.
They are sorted here by price, highest to lowest. What separates them is not finish level, since all seven photograph well. It is what each one does with the ground it sits on.
On a single level, the lot is not the setting for the house. The lot is half the house.

This is the most expensive home on the list per square foot — $493 — and it is the one where that number makes the most sense. It is semi-custom rather than production, which shows up in the ceiling: soaring vaulted ceilings over a great room, in a house that is only 2,634 square feet. Most homes this size feel like their footprint. This one does not.
The garage is the detail worth pausing on. A three-car tandem plus RV access on a cul-de-sac lot is a combination that essentially does not exist in newer West Roseville subdivisions, where CC&Rs and lot width both rule it out. The seller is also offering $25,000 toward a rate buydown, which at current rates is a meaningful monthly number and a signal that there is a conversation to be had.

The backyard is the reason to look. Pool and spa, an outdoor kitchen, and golf course views west toward the sunset. The seller also ran surround sound out to the backyard, not just the family room, which is a small tell about how the house has actually been used. The HOA covers gate security, and residents get the trails, parks, and putting greens inside Morgan Creek.

Stoneridge is one of the few Roseville neighborhoods laid out along a natural ravine system, so the trails and reserve are not amenities bolted on later; the street plan was drawn around them.
The backyard has two separate fire features, which is the kind of detail that only happens when someone actually lives outside: a built-in fire table on the patio near the house, and a rougher fire pit set further back under a mature oak. A 1973 ranch that has been remodeled and expanded, and it kept the thing worth keeping: exposed beam and wood-accent vaulted ceilings, with skylights in both the living room and the kitchen. Nobody builds this ceiling in Roseville anymore, and no amount of quartz makes up for its absence.
It backs directly onto Diamond Oaks Golf Course, and the kitchen was reworked so the windows look out over it while you cook. The primary bedroom and one secondary bedroom both have sliders to the backyard, which has a large deck, a hot tub, a built-in barbecue and a fire pit with seating. The garage is a tandem three-car with an extra parking space on the left side of the house. No HOA, and roughly $304 per square foot — the second-lowest here.

The least expensive home here and the most unusual-looking. Lakemont built these with a castle-inspired exterior and a circular entryway, and inside it keeps going: arched hallways, coffered ceilings, and a run of floor-to-ceiling hallway windows that look onto the side patio. That hallway is the single best photograph in the set and the reason this home is on the list.
The pitch is lock-and-leave. The HOA maintains the front yard landscaping, the rear patio and enclosed side patio are sized for use rather than upkeep, and the whole thing sits behind the Morgan Creek gates with the golf course, driving range, putting green, and bocce courts a short walk away. The kitchen has a second sink at the island, and the primary suite has a sitting area with a full-length glass door to its own private porch. It has come down $24,000 and is the only home here under $280 per square foot.

What I'd Actually Tell You
Worth saying plainly: this is not a ranking of the market, and it is not every single-story home for sale in Roseville. I picked these seven because they photograph well and because each one is doing something the other six are not. A home with weaker photos and a better floor plan could easily be the right house for you and it would not have made this list.
The one thing I would push on is lot size, since it is where single-story buyers most often get it backwards. People shop square footage and end up on a lot that cannot hold the life they described to me on the phone. Rawhide's acre, Renpoint's half acre backing to the reserve, and Diamond Oaks' golf-course frontage are three completely different answers to that problem, at three different prices. Go see all three before you decide which one you actually want.
The Short Version
If you want land inside city limits
9401 Rawhide Ln. A gated, flat acre with its own irrigation well, no HOA and no Mello-Roos. Nothing else on this list is close, and there is $20,000 already off the price.
If two generations are moving in
2137 Arbor Ridge Dr. A self-contained Next Gen suite attached to a 2023 single-story main house, with no stairs anywhere in the equation. Owned solar and a landscaped yard mean nothing to finish.
If the backyard is the point
9313 Eagle Springs Pl for a pool, an outdoor kitchen and golf-course sunsets behind a gate. 441 Renpoint Ct for the quieter version — half an acre, two fire features, and a protected reserve instead of neighbors.
If you care about architecture
325 Diamond Oaks Rd for exposed-beam vaulted ceilings and skylights you cannot buy new, or 8610 San Lucas Cir for arched hallways and floor-to-ceiling windows at the lowest price on the list.
If you have vehicles, trailers or a workshop
417 Hovey Ct. Three-car tandem plus RV access on a cul-de-sac, with no HOA to object. The $25,000 rate-buydown credit makes the payment easier than the price suggests.
Before You Go See These
Check the ceiling, not the square footage. Two single-story homes at 2,700 square feet can feel a thousand feet apart depending on plate height. Hovey and Rawhide both have vaulted or cathedral ceilings; Diamond Oaks has exposed beams. That is what you are paying for on one level, and it is the one thing you cannot renovate in later.
Ask about Mello-Roos on the newer builds. Rawhide's listing states no HOA and no Mello-Roos outright. For the newer West Roseville homes, confirm the special assessment separately from the HOA dues before you run any payment math — they are different line items and only one of them shows up in the listing.
Two school districts are in play here. Eagle Springs, Rawhide and San Lucas feed Dry Creek Joint for elementary and middle. Hovey, Renpoint, Diamond Oaks and Arbor Ridge feed Roseville City. All seven feed Roseville Joint for high school. If schools are driving the search, that split matters more than the zip code does.
Four of these seven have already moved on price. San Lucas is down $24,000, Rawhide $20,000, Renpoint $19,000, and Hovey is offering $25,000 toward a rate buydown. That is not a distressed market, but it is a market where the seller has already signaled where the conversation starts.
The Bottom Line
Single-story inventory in Roseville is thin and it does not stay thin at one price point — it is thin at every price point, which is why this list runs from $800,000 to $1,299,000 without a single redundant house in it. The gated acre, the golf-course pool home, the greenbelt bungalow, and the 1973 ranch with the beams are not competing with each other. They are four different answers to the same shortage. If one of them is obviously your house, the useful move is to go see it while it is still on the market.
